The New Heart of Park City

by Alex Clarkson

Park City Mountain is the largest ski resort in the U.S. One of its two base areas is Canyons Village, a four-season destination for skiing and snowboarding, as well as hiking, biking, and golf. In addition to recreation, Canyons Village offers world-class restaurants, shops, services, entertainment, and events.

While much of Park City has already been discovered, Canyons Village is undergoing a vibrant transformation that continues to elevate and create a modern, international mountain town destination. A pedestrian village and new residences offer the opportunity to own the Park City experience on your terms, all within 35 minutes of the newly expanded SLC airport. We are proud to share these real estate options for Canyons Village:

The Ridge offers spacious luxury residences with two-car garages and low HOA fees as well as the convenience of being able to walk to everything in the heart of Canyons Village.

The Colony at White Pine Canyon is setting the new standard for on-mountain ski-in/ski-out living. The award-winning development features privacy and large lots nestled among lush groves of aspens, sparkling streams, and rolling meadows.

Pendry Residences at Park City in the heart of Canyons Village offers luxury services including a ski valet, Spa Pendry, gourmet dining, and a rooftop pool and bar. Its residences range in size from studios to four-bedroom homes, all with the flawless service and experience of being a guest at a Montage Hotels & Resorts property.

The Ridge is a unique mountain modern townhome development in Park City’s Canyons Village. Its four- and five-bedroom floor plans have generous space to bring families together and host multigenerational gatherings with grandchildren and additional guests. Each of the 44 townhome residences has its own private two-car garage and ranges from 2,600 to nearly 3,600 square feet of luxury living. The Ridge offers the comfort of home with all of the luxuries of being a short walk into Canyons Village.

A few steps from the center of Canyons Village, The Ridge sets residents at the center of everything that’s happening, while maintaining an exclusive personality. The townhomes are only a short ten-minute drive to historic Main Street and only a five-minute walk to First Friday Fireworks, one of Utah’s top ten restaurants, The Farm, Canyon Kids, and major retail stores. The Ridge enjoys the privileges of Canyons Village, proximity to hiking, and a care-free homeowners association.

“There is nothing else like this property in the resort area.”

Park City is an outdoor paradise. Park City Ski Resort is considered the largest ski area in the U.S., with over 7,300 skiable acres and a summit elevation of 10,026 feet. The town’s 500 stretching miles of trails were the first-ever ranked as a Gold Level Ride Center by the International Mountain Biking Association. The IMBA award is only shared with five other destinations around the world. Park City’s proximity to Salt Lake City allows for adventures in the mountains with the accessibility of a major airport.

“There is nothing else like this property in the resort area,” says Sheila Hall, Associate Broker at Summit Sotheby’s International Realty and 2019 President of the Park City Board of Realtors. Most properties in the core resort area are hotels built for high-density habitation. The Ridge allows the space to be comfortable and feel at home with large living areas and spacious bedrooms, as well as the convenience and fun of being in the middle of it all.

Originally settled as a silver mining town, Park City has become a worldwide recognized address with the Sundance Film Festival and what many refer to as the best snow on earth. The culture and diversity embedded in the town from the film world has infused a thriving community with a sense of stewardship and forward thinking. It’s not just the bike trails that are world-class, so are the schools on the eastern slopes of the Wasatch Mountains. The Ridge is the perfect luxury townhome development to make Park City home.

Model homes have been built in each of the four floor plans that buyers can walk through to pick which is right for them. Buyers can have the opportunity to make finish selections if they purchase the home early enough in the construction process.

The homes at The Ridge have spacious layouts with generous living spaces and ample separation of the bedrooms. The floor plans have an additional lower-level family room and/or bedroom, which makes them ideal for large groups and entertaining. The “downhill” plans have a second family room that can be a game room, and the fifth bedroom in the “uphill” homes can easily function as a second living space, if needed. Each townhome has a private hot tub and deck. Situated along the curves of Red Pine Road, Iron Mountain can be seen from most homes.

Master bathrooms feature heated floors, walk-in showers and free standing soaker tubs. All of the bathrooms are designed with contemporary plumbing fixtures, modern LED lighting, and oak cabinetry with custom details. Porcelain tiles on the floors and walls are beautiful and durable, making for easy maintenance and maximum aesthetic appeal. The kitchen features gourmet amenities and is equipped with Thermador appliances, quartz countertops, and white oak cabinetry. The matte black and brushed nickel fixtures and decorative lighting throughout the home offer a modern yet timeless design that is both stylish and welcoming.

“Organic warm wood tones and stones make the light package bright and airy. The dark package focuses on contrast with neutral cool wood tones. The mountain modern design combines contemporary elements with natural textures and tones to create a timeless mountain feel that can be enjoyed for years to come.”
–Jo Ann Howa, Principal and Owner, Natural Instincts

The Ridge was designed to be a central gathering space. The open-concept on the main level brings the outdoors in with an abundance of natural lighting. Buyers are able to select from finish packages in color palettes ranging from light to dark so that their townhomes more fully reflect their aesthetic preferences.

Interior designer Jo Ann Howa, principal and owner at Natural Instincts, explains the inspiration for The Ridge’s interior design direction, as well as the difference between the color palettes. “Organic warm wood tones and stones make the light package bright and airy. The dark package focuses on contrast with neutral cool wood tones,” she says. “The mountain modern design combines contemporary elements with natural textures and tones to create a timeless mountain feel that can be enjoyed for years to come.”

It is a three-minute walk to the Sunrise Lift and the Red Pine Gondola. In addition to having a private two-car garage and plenty of space for family and friends, The Ridge is unique in that the resort is the main amenity to the property. The Ridge is surrounded by ranch-style equestrian properties that are all within the heart of the village. Low HOAs are particularly attractive because The Ridge has resort-style recreational opportunities without the cost typically associated with a gated community. Golf, skiing, mountain biking, restaurants, shops, outdoor concerts, and social events associated with resort-style living are all readily accessible.

The property’s location and ease of accessibility to Park City’s finest culture and activities make The Ridge an ideal destination for a broad range of people in all phases of life. Young families with grade school-aged children find carefree living and the ability to recreate with their kids on a more full-time basis, instead of having to spend time mowing the lawn and maintaining their family home. Being in the village allows them to ski directly to their home. Empty-nesters find The Ridge attractive and are excited to have their grown children come see mom and dad in a great location, and look forward to using the space at The Ridge to visit with their grandchildren. The Ridge’s flexibility makes for an excellent full-time residence, a desirable rental, and also exclusively for use as a second home.

This has been a particularly successful year for The Ridge’s sales team. There is one remaining townhome in the first phase, with more builds and move-ins scheduled sequentially for 2021. For a complete list of availability visit

The Colony:

Change for the Better

If there’s one sure thing about Park City, it’s that this town is continually evolving. From mining boomtown to near ghost town, from sleepy ski town to world-class Winter Olympic destination resort.

The Colony at White Pine Canyon and Park City Mountain are no different.

When the vision for The Colony started to evolve in 1992, the ski hill to the north was called Park West. In 1997 it was purchased by American Skiing Company (ASC), and was renamed The Canyons. Talisker purchased the resort from ASC in 2010. Ultimately, after Vail’s arrival in 2013, Park City and Canyons Resort became one, joined together by the Quicksilver Gondola. The fusing of these two ski wonderlands meant that Colony homeowners found themselves living in the middle of America’s largest ski resort with a bustling, four-season ski village being built up around it.

With unprecedented access to the outdoors and expanding amenities at The Canyons base, it is no wonder that The Colony has seen record-breaking activity this year as the world has been dealing with the COVID-19 pandemic. This pandemic has proved to us that time outside is necessary, working from home is possible, and quality of life is most important of all. The Colony and Park City possess all of these characteristics and our real estate prices and activity have gone off the charts.

With unprecedented access to the outdoors & expanding amenities at The Canyons base, it is no wonder that The Colony has seen record-breaking activity this year.

The Park City real estate market went from an uncertain future in March to non-stop transactions all summer and well into fall. To better understand The Colony market, in January there were 40 lots available that in the best of times represented three to four years’ worth of inventory. The January inventory is now gone, which has led to the opening of our final phase much sooner than anticipated. Luckily, all Colony infrastructure is in place and the last phase of The Colony is available.

The final lots in The Colony sit on some of the most spectacular mountain terrain we have ever offered, with prices ranging from $2 million to $4.5 million dollars. This very private enclave within a gated community has some of the largest and most unique homesites available in The Colony, offering fishing ponds, a luxury snow cat, a cross-country ski track, and private hiking, biking, and snowshoeing trails. The outdoor activity options are endless, and soon, an upgraded ski village with more dining, entertainment, and retail options will be only a ski run away.

The Canyons Village development of new hotels and housing means that more families are committed and interested in The Canyons side of Park City Mountain. The diversity of the housing options makes The Canyons Village and The Colony one of the most desirable destinations in Park City.

New restaurants, shops, and entertainment create a nearby social hub for Colony homeowners that in the past, had mostly been located on the Park City side or along Historic Main Street. Having more options for food, retail, and events has already become more necessary as we have seen a major shift with many of our homeowners now calling The Colony their primary residence over the last year. The demand is greater and the plans for improvement will catapult The Canyons Village into being the main entry to fun, entertainment, and of course, the 7,300 acres of skiable terrain.

The Colony’s purpose and product has remained constant throughout its 28 years in this ever-evolving ski town. The goal is to continually set the standard for on-mountain living as the largest ski-in, ski-out community in the United States. The Colony has kept this pristine land secluded and private through conservation easements that protect 90% of the development’s 4,600 acres as open space. This offers Colony homeowners the ultimate place for rest and reprieve while living amidst an action-packed, world-class ski resort.

The Colony is very fortunate to have a resort partner with Vail’s management and operations pedigree. The vision has been consistent from inception. At its core is the belief that people are what make a village and a community so special.

The Colony could not agree more.
